Most tenants lose part of their security deposit over things that take an hour to fix. Landlords walking a vacant unit in Hudson or Bergen County are not looking for perfection. They are looking for a short list of specific items, and they check the same ones every time. If those items are clean, the walkthrough is quick and friendly. If they are not, the deduction lands, and under New Jersey's deposit rules you will see it as a line on an itemized statement rather than as money back in your account. This checklist follows the order a professional crew would actually work in.

Empty the Unit Completely Before Anyone Cleans

Cleaning around boxes is wasted work. Every surface wiped while furniture is still in the room has to be wiped again once the room is bare, and the areas that actually get flagged are the ones still covered: the floor under the bed, the wall behind the dresser, the top shelf of the closet. Get everything out first, including the storage cage in the basement, the bike in the hallway and whatever you left in the shared laundry room. Then sweep or vacuum the whole unit working from the far corner toward the door, so grit does not get walked back through rooms you already finished.

Start With the Kitchen, Because It Takes the Longest

The oven and the refrigerator are the two most common deduction lines on a move-out statement, and both need dwell time rather than muscle. Pull the oven racks and let them soak in a tub of hot water and dish soap while you work the cavity with a non-caustic degreaser. Do the same with the range hood filter. Move the refrigerator and the stove out, clean the floor and coils behind them, empty the drip tray, and start defrosting the freezer early because it can take hours. Then open every cabinet and every drawer, because the person inspecting the unit certainly will.

  • Wipe inside and on top of every cabinet, including the greasy panel above the stove
  • Run an empty dishwasher cycle with descaler, then clean the filter basket at the bottom

Bathrooms: Attack Mineral Buildup, Not Just Color

North Jersey water leaves calcium on shower glass, chrome and faucet aerators, and bleach will not touch it. Bleach lightens stains; only an acidic descaler dissolves scale. Spray the glass and fixtures, let the product sit for the full time on the label, agitate with a non-scratch pad, then rinse. Mildew in the caulk line is a different problem: if the black is inside the caulk rather than sitting on it, a bleach gel needs several hours, and badly stained caulk is often cheaper to replace. Finish with the parts everyone forgets, including the toilet base, the bolt caps and the exhaust fan cover.

The Details Landlords Actually Check

Once the big rooms are done, walk the unit as if you were the inspector. Blinds get dusted slat by slat, then damp-wiped. Window tracks get vacuumed before anything wet touches them, or the grit turns to paste. Baseboards, door tops, switch plates and outlet covers all show a finger swipe. Patch small nail holes if your lease allows it, but test any melamine sponge on a hidden spot first, because it strips the sheen off flat paint and leaves a worse mark. In older walk-ups and brownstones, wipe the radiator fins and the wall above them, where heat bakes a grey shadow into the paint every winter.

Time It Right and Document Everything

Winter move-outs need one extra pass. Road salt and calcium chloride tracked in from the sidewalk leave an alkaline white haze on hardwood and tile that a neutral cleaner only smears around, and a splash of white vinegar in your rinse water cuts it properly. Book any carpet cleaning your lease requires early enough to have the receipt in hand before the walkthrough. If you are in a Jersey City or Hoboken elevator building, reserve the freight elevator and check whether the board wants a certificate of insurance from your movers or your cleaners.

When the unit is finished, photograph every room, every appliance interior and every closet with the date visible, then do the walkthrough with your landlord in person if you can. Standing in a clean unit while someone looks for problems is a very different conversation than opening a deduction letter three weeks later.
